in Kings book - the hotel was a repository for evil .. evey bad thing that happened stayed with the hotel and turned it evil as well... so it was haunted and Jack and family were its next victims.
Kubric's vision was different .. he saw it as Jack was mad .. no ghosts .. everything was in his mind.
(this caused Kubric and King to get on each others cases .. and eventually King made the TV miniseries his own way ..
