Difficult Question: Movie with a witch?

Hi,

I'm looking for a movie of the 90's, maybe 2000/01/02/03/04. It's with a woman who emerges at the end as a evil witch. She invites a couple of young people to her house / mansion. Unfortunately that's all I can remember.

But there is a characteristic feature one of the young actors of this movie died not only in the movie but also in real life . That is mentioned in the credits.

I hope one of you horror experts recognizes this b-movie.
