Moving House

So, the most stressful and expensive process known to everyday humankind has begun.

Everywhere has been deep-cleaned (not a simple thing at our house as we have three dogs and four cats) and painted (another ball-acher as I hate decorating).

The estate agent has been round and valued and my missus has already picked out the house she wants us to buy. Im just hoping it doesnt take too long to flog this place. Theres a place two houses down from us thats been up for sale for over two years (although thats mainly because its overpriced and not because of the recession).

Anyone got any sage words of advice for a noob house seller? I have not got a clue how this process works so I'll be winging it like a mo-fo.

Not really a big market at the moment is it, unless you have cash in the bank.

It would be a good time to buy but not such a good time to sell necasarily.. Good luck with it all, I'm looking to move out of my flat in the next month, and in to share accomodation in preperation for my return to reality in Australia.

My advice is to never SETTLE. Don't give up because you get a few modest offers and decide on the highest one. Take nothing less than your bare minimum(plus some imo). Also a fresh baked apple pie aroma when prospective buyers come over never hurts..........

We're hoping the the timing of the sale will work in our favour as things are beginning to settle down and house prices have dropped to more reasonable levels. We're looking to get a bigger house so the price drop will work for us and our current house is ideal for first time buyers.

We have some room for maneouvre on the price but we cant drop too low as we need the deposit for the new house. Ive heard you can get drops which emulate the baked bread smell so may look into that.
