Help needed to find name of book title and author

i first read this book years and years ago (dont know quite how long) it was a horror book about a man who was having psychic messages off someone to help them. Anyway this man traced where the psychic messages were coming from and it was coming from some sort of freaks that were locked away in some institute and being experimented on, i think they were made there too, all i can really remember was that there was like a blob in one of the beds, there were about 8 of the freaky things, all different in this dormitory, and the one who sent the messages was quite intelligent. Sounds kinda crazy i know but thats all i can remember. I really remember enjoying this book and now i'm 47 yrs old would like to read it again. I have googled bits i can remember but have had no joy as yet....so come on all you horror buffs, i'd really appreciate any help, thanks in advance for any help =) x
